The term of this lease shall be _____week(s), from _______________to________________. The property will be ready for occupancy at 4 PM on the beginning date of the lease and must be vacated by 10:30 AM on the ending day of the lease, or make the house available to the maintenance staff. If you intend on leaving earlier on your last day, please call our manager so that they can get a head start on cleaning house for the next guest. We thank you for your consideration! 2. The Premises is located at: 7944 Magnolia Bend Ct., Kissimmee Florida 34747 3. The rent is US$___________per week payable as follows: (+13% resort tax) 50% of total rental fee at the time of confirmation of the reservation and availability Balance of total rental fee 30 days prior to arrival. 4. Security A deposit in the amount of $500 is payable at the time of check in and will be returned by the landlord within two weeks after the lease expiration less any amount deducted for damage and long distance telephone charges. (Credit card customers are secured with their account information and are not charged this deposit at check-in.) 5. Utilities The landlord will provide water, heat, air conditioning, electricity, trash removal and local telephone usage. Lessee is responsible for all long distance calls made during the tenancy. The pool may be heated during the winter for an additional weekly fee of $150. This fee will be charged at the time of arrival or any time the Lessee desires heat for the pool during the winter months. 6. Restrictions Please smoke outside for the convenience of future tenants! We do not allow pets, especially cats. For special consideration please contact us for our approval and appropriate deposits, if required. 7. Accommodations One King, One Queen, One Double, One Bunk Bed(full & twin), One twin sleeper and a mini-couch/fold-out bed in dormitory, One Queen Sleeper Sofa, One Queen Murphy Bed. 8. Amenities All linens and towels, cookware, dishware, utensils, appliances, security systems, wall safe, telephones, TV's, washer/dryer, baby cribs, strollers, high chairs and other conveniences as the Lessor agrees to supply. Special requests or extra maid service may be obtained from the management company for a nominal fee. Maximum Number of Occupants 14 (written approval from Lessor required for more than 14) Other: 9. In the event of cancellation of this contract, refund of the advanced rental deposit will be made only to the extent that a tenant can be found to occupy the vacated time reserved under this contract. 10. Lessee assures the Lessor that the tenants will observe all conditions and terms of this lease as to maintaining the premises in good order and appearance and will conduct themselves in a manner inoffensive to neighbors. 11. Lessee and/or their guests shall not disturb, annoy, endanger, or inconvenience neighbors, nor use the premises for any immoral or unlawful purposes, nor violate any law or ordnance, nor commit waste or nuisance on or about the premises. 12. Lessee assures the Lessor that any tenant who violates any of the terms of this Lease shall be immediately denied occupancy and shall remedy any damages or other expenses which are cause by the tenant and/or the tenant's guest(s). 13. Lessee agrees that any tenant who is found using or in possession of a firearm, or allows others to use or possess a firearm on the premises will immediately be denied continued occupancy of the premises. 14. Lessee agrees that during the term of this lease and such further time as he/she occupies the premises, he/she will keep the leased premises clean and free of trash, garbage, and other waste; and all pipes, wires, glass, plumbing and other equipment and fixtures in the same condition as at the beginning of, or may put in during the term of, the lease except reasonable wear and tear or damage by unavoidable fire and casualty only exception. 15. Lessee agrees to indemnify and save Lessor harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by the Lessee, tenants, or guests or from any careless, neglect, or improper conduct of any persons entering, occupying or visiting the leased premises. 16. Lessee agrees that he/she shall not paint or make alterations to the property, including changing existing locks or adding new ones, without the lessors written consent. 17. Upon not less that 24 hours notice, Lessee shall make available to Lessor or his agent for the premises, for entering to make necessary or convenient repairs. This notice is also required to show the premises by securing 24 hour prior permission from Lessee. 18. Lessee may not let, sublet, or assign this lease for all or any part of the premises without prior consent of the Lessor. 19. If Lessee abandons or vacates the premises, Lessor may at his option terminate this lease, enter the premises, and remove all property. 20. In the event that any action shall be commenced by either party arising out of, or concerning this lease or any right or obligation derived therefrom, the prevailing party shall be entitled to receive attorney's fees as fixed by the Court in addition to all relief at law or equity. 21. Either party may terminate this lease in the event of a violation of any provision of this lease by the other party in the manner and as provided by law. 22. Lessee assumes full responsibility for fulfilling the terms of the lease for the period stated and assure the Lessor full recourse for the payment of any amount outstanding from the total amount due in accord with the terms as stated above including any outstanding or unpaid charges that are the responsibility of the Lessee. 23. Lessee and their guests accept full responsibility for their actions while at the property and are staying at the house at their own risk. The lessor is not responsible for liability beyond insured limits.
